How to use the result
One point normally costs 1% of the loan amount. The simple break-even month is points cost divided by monthly principal-and-interest savings. If you sell, refinance, or repay the loan before that month, the points have not recovered their upfront cost under this simple comparison.
Also compare lender credits, other origination charges, and the APR on the actual Loan Estimates. This calculator excludes investment returns, taxes, and changes to mortgage insurance.
